Understanding the $25K HomeBuilder Grant & How To Use

What is the $25K HomeBuilder Grant?

The HomeBuilder Grant is a national initiative by the Federal Government that provides eligible homeowners with a grant of $25,000 to substantially renovate their existing home or build a new home. Once your state or territory has opted in, you can apply through them.

But why? How does it help?

The building and trade industry is a crucial part of our economy and infrastructure. By offering this grant that requires eligible homeowners to engage with the homebuilding industry it creates work, helps businesses, ensures homebuilding continues, AND sparks economic growth. Win, win, win!

When is it available and how long for?

Now! The Homebuilder grant is for contracts entered into from 4 June 2020 to 31 December 2020. Work must start within three months of the date on the contract – meaning the time to act was yesterday.

Who’s eligible?

To apply, you must be:

  • An Australian citizen aged 18 years or older who is registered on the certificate of title (the certificate of title must be to a person, not a company or trust).
  • Your income must be less than $125,000 for individuals and $200,000 for couples.
  • Be spending between $150,000 and $750,000 on renovating a home that was valued under $1.5m previously, or be building a new home which is worth less than $750,000.
  • Living in the home, as investment properties are excluded from the grant.

There are some further criteria depending on the type of grant and contract. Read through the HomeBuilder information on the various government websites for the full eligibility criteria.

Will my home project count?

The HomeBuilder grant covers a range of projects, however you must engage with trades and be conducting substantial work, such as:

  • Mid-to-large-scale renovations
  • Building a new home
  • Significant kitchen or bathroom renovations
  • Any other extensive renovations


The HomeBuilder is not for DIY projects, smaller renovations, or for home add-ons such as pools, tennis courts or outdoor spas.
